The program is structured as 2 loans. The first loan is the equal of 96.50% of the Purchase Price, and the Second Loan is equal to the 3.5% of the Purchase Price.

Osceola County SHIP

Must be a First-Time Homebuyer

Osceola County, Florida, offers a Down Payment Assistance Program through the State Housing Initiatives Partnership (SHIP) to help eligible low-to-moderate income individuals and households purchase a home within the county. Eligibility Criteria: Applicants must not have owned a home in the past three years. Household income must be at or below 120% of the median income for Osceola County, adjusted for family size. Applicants must be able to afford monthly mortgage payments based on their income and current debts. A minimum personal contribution of $1,000 toward the down payment and/or closing costs is required. Preference is given to current residents of Osceola County. Completion of a pre-purchase orientation and an approved homebuyer education program is mandatory. Post-purchase counseling must be completed within six months of purchasing the home. Applicants must secure a permanent first mortgage with a term of at least 15 years. Individuals who have lost a home through bankruptcy or foreclosure in the past three years are ineligible. Seller financing is not permitted. Candidates must be residents of the county

Property Requirements: The property must be located within Osceola County. Eligible property types include single-family residences, townhomes, or condominiums. The maximum allowable sales price is $360,000. The property must have a useful life that matches the length of the first mortgage, but not less than 15 years.

Application Process: Obtain a Homebuyer Education Certificate of Completion from a HUD Certified Counseling agency or another qualified provider. Secure a loan approval letter from one of Osceola County's participating lenders. Submit the application during the advertised application period, as funds are limited and applications are processed on a first-come, first-served basis.

Orange County DownPayment Assistance

Must be a First-Time Homebuyer

Orange County, Florida, offers a Down Payment Assistance Program to help eligible first-time homebuyers with the costs associated with purchasing a home. This program provides financial assistance for down payments and closing costs, making homeownership more accessible to low-to-moderate income individuals and families.

ELIGIBLE PROPERTIES Maximum sales price for new and existing homes is $345,000 Eligible: Single Family, Condominiums & Townhouses -Not Eligible: Mobile Homes WHO QUALIFIES? -A person who has not owned a home in the past three years. Some exceptions may apply. -Borrowers determined to be Very Low or Low income must contribute a minimum of $500 towards the purchase of the home; Moderate income borrowers must contribute a minimum of $1,000. -Have a middle credit score of 620 or above. -This program is for Orange County residents. Buyers must have established residency over the last 12 consecutive months in Orange, Osceola, Lake, Polk, Brevard, Seminole or Volusia County. -Borrower and Co‐Borrower must have the legal right to reside permanently in the U. S.

Florida Housing Finance Corporation (FL Housing) offers first mortgage products and down payment and closing cost assistance second mortgage programs to eligible First Time Homebuyers through a network of approved Participating Lenders. 

Florida Assist 2nd Mtg (FL Assist) -$10,000 for all loans -0%, non-amortizing, deferred. -Carries no monthly payment. -The FL Assist is not forgivable FINANCING WITH FHA, CONVENTIONAL, VA, or USDA Borrower Eligibility- -All borrowers are restricted to a one-time participation in FL Housing’s Homebuyer Loan Program. This includes all first and second mortgage programs. -Owner-Occupied, Principal residences only -Restricted to First-Time Homebuyers - unless meeting one of the exceptions. (Contact us for Exceptions details) -Homebuyer counseling required for all Borrowers and Co-Borrowers (See Approved List of Homebuyer's Education List) -Co-Signors or non-Occupant co-borrowers are NOT permitted -Borrower may not own any other residential dwelling at time of closing -Borrower must occupy the property within sixty (60) days of settlement date -Eligibility – Non-US Citizens Applicants must be considered irrespective of age, race, color, religion, national origin DTI Maximum not to exceed 50.00%, regardless of AUS recommendation -Credit Credit Score Requirements: All products require that 3 credit scores are requested, however if less than 3 scores are returned and the AUS returns valid findings, and the UW determines the scores to be valid scores with sufficient trade lines & minimum of 12 MR, it would be acceptable. Applicants with no credit history, and therefore no score, are not eligible for financing. Applicants with no score due to collections and other limited accounts which are derogatory are not eligible. Non-traditional credit is not permitted. -Minimum credit score required is 640 for FHA/USDA -Credit score requirements may vary depending on DPA program requirements -Non-traditional credit not allowed -Private Party VOM/VOR as a stand-alone document is not permitted -All credit documents must be no more than 90 days old at the time of closing All judgments, regardless of the balance must be paid in full prior to or at closing Any Borrower or spouse who will hold title with unpaid, unsatisfied, and/or unreleased federal or state tax liens are not permitted under the Program. Loan files with repayment plans for an established lien are also not acceptable. All liens must be satisfied and evidence to support the release included in the loan file. Unpaid state or federal taxes that have been set up on a repayment plan but have not had a lien assessed, will be treated as reoccurring debt and may be considered for inclusion into the Program provided the Borrower(s) supply evidence of the repayment plan, reflecting no 30-day late payments on the repayment history, and the inclusion of the recurring debt does not cause their Debt-to-Income (DTI) ratio to exceed 45.00 percent.
